Panorama has Subdivision Planning Permit Approval

The Panorama Portarlington project team is pleased to announce that the City of Greater Geelong has approved the Subdivision Planning Permit for the development.

 

What does this mean?

Now that the Subdivision Planning Permit has been issued by Council, we can start to prepare and seek the approvals we need to commence construction. Before construction begins, the following steps must be taken: 

  • The engineering plans and specifications must be approved;

  • The plan of subdivision must be certified;

  • All applicable planning permit conditions must be satisfied; and

  • All agreements required by other authorities must be submitted and approved.

Below is a very basic outline of some of the next steps in the process. Please note that Council and referral authorities (i.e. Barwon Water, Powercor) have set timelines for responding to our submissions, however if the Council or referral authority requires additional information or an alteration to any plan, the time for consideration and response is suspended until the amended plan is re-submitted. As a result, approval timeframes can vary and are outside the developer’s control.

Step 1 – Prepare and submit Functional Layout Plan (FLP) 

Our FLPs will show all engineering elements, which may influence either the dimensions of the plan of subdivision, the functionality of civil infrastructure and landscaped areas, or the preservation of prescribed features on the site. We plan to submit the Functional Layout Plans for Stages 1 and 2 before the end of May 2022 and Stage 3A in June 2022.  

Step 2 – Prepare and submit the Plan of Subdivision for Certification

Our Plan of Subdivision will be certified if Council accepts that the plan is in accordance with the requirements of the Planning Permit and our approved FLP.

Step 3 – Prepare and submit the Detailed Engineering Plans

Our Detailed Engineering Plans will be prepared in accordance with the FLPs and developed into working drawings and specifications suitable for construction purposes.

Step 4 – Prepare and submit the Final Design for approval from Council and referral authorities.

Step 5 – Council Approval is provided and we commence the construction process, which we hope will be in Q4 2022 and be completed in Q3 2023.
